How prices moved over the period observed
7 weeks of dataA single week is noisy: one outlier property entering or leaving the sample is enough. A longer period shows whether the movement is real.
We have been tracking Florence for 7 weeks. That is not yet a quarter, so read what follows as the start of a series, not as a trend.
Neighborhood by neighborhood, over the period
Each neighborhood starts at 100 at its first reading in the period: the line shows how far it has moved since then, so heights can be compared across panels. The level in euros stays in each panel's heading. Period: from August 24 to October 11.
How far asking prices exceed recorded sales
The OMI benchmark comes from recorded sales, and it is structurally lower than asking prices. The gap is not the discount you will get, but where it is wider than usual there is more room to negotiate.

Where these numbers come from
We have monitored Florence since August 26, 2026: 20 readings over 7 weeks. Each neighborhood value is the median asking price per square meter of the active listings in that neighborhood; the value for the week is the median of the readings taken in those seven days.
