How far asking prices exceed recorded sales
The OMI benchmark comes from recorded sales, and it is structurally lower than asking prices. The gap is not the discount you will get, but where it is wider than usual there is more room to negotiate.

Where these numbers come from
We have monitored Milan since July 2, 2026: 32 readings over 15 weeks. Each neighborhood value is the median asking price per square meter of the active listings in that neighborhood; the value for the week is the median of the readings taken in those seven days.
